ABOUT ABODE OPTIONS................

Abode Options provide a range of unique house plans which seek to light the spark of appreciation of a different style of living and the satisfaction of involvement in its final arrangement. These are not a set of standard solutions and should be viewed as the catalysts for the formulation of the clients aspirations.

The plans and appearance of the houses draw their strength primarily from Scotland’s rural heritage; from the cottages, farm steadings, farm houses and manses, but also respond to the Victorian and Georgian villas which surround many towns.

The temptation however to draw on an appropriate but wider range of imagery may be considered for particular locations.

Each house layout is capable of responding to the needs of the intending owner, the qualities of the site, the budget constraints, and can be personalised to suit. As well as being able to customise the layout we can also modify the quality and appearance of internal and external finishes.

The designs are prepared for us by an architect and because they are marketed as a package deal, are a cost effective method of purchasing a complete set of drawings suitable for planning approval, building warrant, tenders and the construction of the house.

Additional services can include arranging the necessary approvals and calling for tenders on the clients behalf. Progress inspections and certification by an architect can also be arranged.

Minor alterations to openings, the internal layout and description of materials are inclusive in the set fee. Larger adjustments will be by agreement.

The financial value of our service is that you are not committed to a package deal with a dedicated contractor. Our drawings enable you to carry out a full competitive tender exercise and to choose the most appropriate price, or to arrange a separate trades exercise including part self-build.

No guarantee can be given regarding a Planning Authority’s acceptance of any design on a particular site. We will however, if necessary, provide, free of charge, an illustration of the proposed house for the Planning Authority for their informal opinion before a formal submission is made. Clients are advised to seek the Planning Authorities guidance on the type of house they are prepared to accept before making their own choice.

Drawings and documentation are normally provided in two stages:

  1. Planning Application
  2. Building Warrant and Tender

with the fee being split equally between each stage. Typically fees will be based on the area of the house and will be agreed at the outset, but will exclude copying and VAT. Additional services will be by agreement.

The Building Authorities often require additional information and certification from a structural engineer. We will arrange the certificate with the engineer who will fee you separately for their service.

We can also arrange the SAP Rating (Standard Assessment Procedure) calculations to be done on your behalf as required by the Building Regulations, to ensure your house complies with the conservation of energy requirements. A fee of up to £100.00 may be required for these figures depending on the consultant used.

We can also give you guidance and advice on the appointment of other consultants and of contractors for the various trades as necessary.

We aim to provide the quality in our service at an affordable price by controlling our overheads and setting-out our stall in a direct, simple and logical manner. We also back our service with professional advice on matters relating to the drawings and documentation.
